Botanica Luxury Villas Unveils New Head Office, Sets Sights on Global Luxury Leadership

Botanica Luxury Villas, Phuket's leading luxury real estate developer with over 20 years of expertise, has achieved a major milestone with the unveiling of its spectacular new Head Office. This state-of-the-art facility commemorates two decades of success and serves as a hub for its growing base of Thai and international clients and investors.

During the event, the company shared its impressive 2024 performance and revealed a visionary roadmap for 2025, which includes multiple premium projects aimed at elevating its luxury lifestyle portfolio. These developments, guided by insights from High Net Worth Individuals (HNWIs), feature luxury residential projects in prime locations, mixed-use spaces, retail areas, and Phuket's first art museum. The expansion reflects Phuket's booming real estate market and highlights emerging prime areas where property values continue to rise. Botanica also reaffirmed its support for government initiatives to position Phuket as a leading global destination.

Mr. Attasit Intarachooti, Chief Executive Officer of Botanica Luxury Phuket Co., Ltd., commented: "Over the past two decades, Botanica Luxury Villas has achieved remarkable success in developing luxury pool villas that cater to the lifestyles of affluent clients. Our success is rooted in delivering international-standard quality, sophisticated designs with comprehensive functionality, and carefully selected locations.

"To date, we have completed 27 projects across Phuket, Krabi, and Hua Hin. In Phuket alone, from 2004 to Q3 2024, we developed 4,081 residential units, including 1,095 units directly by Botanica, representing a total value exceeding 51 billion baht, according to Colliers Thailand's September 2024 report. Our 2024 launches included standout projects such as Botanica Wisdom, Botanica Hythe—our first luxury condominium, Botanica Pru Jampa, Botanica Modern Sea Karon, and the latest phase of Botanica Four Seasons, ‘Winter.’ All have received an outstanding market response.

"Investor confidence and customer trust have driven ten successful project sell-outs. In January 2024, we achieved record-breaking monthly sales in Phuket, totalling 1.2 billion baht. This success underscores our position as Phuket's luxury real estate leader, defined by our expertise, strategic private locations near amenities, unique nature-embracing designs, and exceptional project quality—all hallmarks of Botanica's signature approach over the past 20 years."

With a solid foundation, Botanica Luxury Villas is poised for further expansion, reflecting its vision to redefine luxury living and position Phuket as a premier global destination.

BOTANICA Unveils Award-Winning Head Office, Expands into High-Potential Cities

The new Botanica Head Office spans 1,885 square metres and showcases an elegant Eco Office concept with a modern classic design. The space incorporates warm brown tones and emphasises openness, seamlessly blending interior workspaces with the natural environment. The facility includes co-working areas and reflects the design philosophy present in all of Botanica's luxury projects.

Designed as a One-Stop Service hub, it offers comprehensive services for global clients and investors. Conveniently located in Thep Krasattri Subdistrict, Thalang District, the strategic location provides easy access to various Botanica projects. The office also features a showcase area displaying models of all projects under one roof, with professional staff offering enhanced pre- and post-sales services.

The facility has already garnered industry recognition, winning the "Office Architecture for Thailand" award at the Asia Pacific Property Awards 2024. This accolade underscores BOTANICA's dedication to creating an inspiring workspace that promotes employee satisfaction and impresses clients.

Phuket’s Thriving Luxury Villa Market

Phuket’s luxury villa market remains robust, with areas such as Cherng Talay and Pru Jampa driving growth. According to Colliers Thailand, the villa market in 2024 reached a record value of 160–170 billion baht. Developers launched 1,285 villas across 65 projects in the first half of the year, with a total value of 36 billion baht.

For the first time in 15 years, villa launches surpassed condominiums, reflecting a shift in buyer preference. High demand from Russian and European buyers—seeking second homes or investment properties—continues to fuel the market. The most active areas for villa sales in 2023 were:

  • Cherng Talay: 210 units
  • Pru Jampa: 180 units
  • Bang Jo: 31 units
  • Layan: 28 units

Villa prices in Kamala and Bang Tao are the highest on the island, reaching 296.2 million baht and 270 million baht per unit, respectively. Emerging hotspots like Cherng Talay and Pru Jampa offer median prices of 114.7 million baht and 56.3 million baht, with all areas showing sustained price appreciation.

Strategic Expansion from Phuket to High-Potential Major Cities

Botanica Luxury Villas has extended its expertise in luxury villa development beyond Phuket, launching two significant projects: Botanica Luxury Krabi in Krabi province and Botanica Luxury Hua Hin in the Thap Tai subdistrict of Prachuap Khiri Khan province.

Mr Attasit Intarachooti, CEO of Botanica Luxury Villas, elaborated on the expansion strategy: "Our move into Krabi and Hua Hin marks a pivotal step in building on our success in Phuket. In Krabi, the Ao Nang area presents exponential growth potential, driven by tourism recovery and increasing foreign investment from European, Australian, and Chinese buyers. These investors are seeking high-end vacation homes in tranquil locations close to nature and lifestyle amenities. The area offers attractive rental yields of 6–8% annually, alongside significant land value growth.

"Hua Hin, on the other hand, is a premium resort town with unique charm, attracting tourists and investors who value beachside privacy. Land prices in Hua Hin are increasing by 5–10% annually. These projects not only expand our business but also elevate luxury living standards in their respective areas, creating attractive investment opportunities for our clients. We are currently evaluating additional locations and exploring partnerships with strong local entities to drive further growth."

Pushing Forward in 2025: Expanding into Mixed-Use Developments and Opening Phuket’s First Art Museum

Looking ahead, Botanica Luxury Villas is set to solidify its position as a global leader in luxury lifestyle development. The company’s strategy includes expanding its portfolio into mixed-use and retail projects, aimed at building a comprehensive luxury lifestyle empire that caters to diverse client groups and enhances the “Botanica Community.”

In 2025, Botanica plans to launch new luxury villa projects in Chalong, Rawai, Phuket Town, and Ao Po. Two high-end condominium projects are also planned for the Bang Tao-Cherng Talay area:

  • "HYTHE by Botanica": Located within the Botanica Grand Avenue mega-project in Cherng Talay near Bang Tao Beach, this luxury residential development is valued at over 12 billion baht. Targeting both Thai and foreign buyers, the project features distinctive design elements, comprehensive lifestyle facilities, and pet-friendly amenities. With over 40% of units pre-sold, Botanica is aiming for 1 billion baht in sales for HYTHE by Botanica in 2025.
  • Central Cherng Talay Condominium Project: Often referred to as Phuket’s “Thonglor district,” this development spans 60 rai of land with a project value exceeding 18 billion baht. Located just 500 metres from Bang Tao Beach, it will feature expansive green spaces and an art-inspired walking street seamlessly connecting to the Cherng Talay area. Set to officially launch in late 2025, this project targets sales exceeding 500 million baht, contributing to a total condominium sales goal of 1.5 billion baht for the year.

Five-Year Strategic Plan

Botanica's long-term growth plan focuses on four key pillars:

  1. Ultra-Luxury Residences: Developing super-luxury projects for high-net-worth individuals (HNWIs), offering maximum privacy, beachfront views, and exclusive living experiences.
  2. Mixed-Use Development: Combining premium hotels, luxury branded residences, retail spaces, and world-class clubhouses into comprehensive lifestyle projects.
  3. Investment Properties: Providing sustainable returns through long-term rental villas and fully managed tenant services.
  4. Community Enhancement: Establishing the Botanica Art Museum, Phuket’s first art and cultural hub, designed to inspire through exhibitions and serve as a venue for cultural exchange.

Mr Attasit emphasised: “Our vision extends beyond building residences to creating the ‘Botanica Community.’ The recent launch of the Botanica Privilege Club enhances services and privileges for residents across all our projects, reflecting our commitment to redefining luxury living in the region.”
